The downside is that you may end up with thousands of dollars in repairs if something goes wrong once the new buyer moves in.
It’s up to you how long your warranty will last:  it could be as short as 60 to 90 days or as long as 5 years.  You can also limit what you’ll cover.  If you’ve just had a new roof or furnace installed within the last few years, you may already have a warranty that covers those for another year or two.  Just verify with whoever sold you that product will cover the new homeowner under their warranty.
